Heritage Fortitude Valley venue with rooftop bar offered for lease

A landmark hospitality and entertainment venue in the heart of Fortitude Valley is for lease, offering operators the opportunity to secure a large-format restaurant and rooftop bar within one of Brisbane’s best-known nightlife precincts. 

Guy Stafford and Liam Ghietti of Cushman & Wakefield has been appointed to lease 209 Brunswick Street, a heritage-listed hospitality venue set within the former Foresters’ Hall, which dates to 1880 and is integrated into the base of the $600 million FV by Peppers residential and hotel development.  

The 860 sqm* venue comprises two distinct trading areas, including a 581 sqm* ground-floor restaurant and function space and a 279 sqm* rooftop bar. Food and liquor licences are already in place and the premises are available immediately.    

Cushman & Wakefield’s Director, Retail Leasing, Guy Stafford said the combination of existing infrastructure, scale and location presented an opportunity for an experienced hospitality group to establish a flagship venue without the significant upfront investment typically associated with a new large-format operation. 
“209 Brunswick Street offers an incoming operator something increasingly difficult to replicate in Brisbane: genuine heritage character, a substantial hospitality footprint and an existing rooftop offering, all within the heart of the Valley. 

“The venue already has much of the core infrastructure in place, which provides a significantly shorter pathway to opening compared with starting from a bare shell. For the right operator, there is an opportunity to focus capital on creating the concept, experience and identity of the venue rather than rebuilding the fundamentals. 

“We see it appealing to established restaurant groups, bar and entertainment operators or an experienced hospitality group looking to create a multi-faceted destination that can trade across different parts of the day and night.” 

The ground-floor restaurant includes an independently accessible function space with its own street frontage, while existing infrastructure includes a large exhaust and canopy system, fully equipped bar, walk-in cool room and internal lift connecting the restaurant with the rooftop. A separate street-access lift also provides independent entry to the rooftop.  

The rooftop is already fitted with a bar, cool room, keg and premix lines and an outdoor entertainment system with a large screen, providing scope for live sport, events and entertainment.  

Cushman & Wakefield’s Manager, Retail Leasing Liam Ghietti said the venue was coming to market at an important point in Fortitude Valley’s evolution. 
“This is a standout leasing opportunity for 209 Brunswick Street in Fortitude Valley. The building’s rooftop bar, combined with its architectural heritage and sense of established character, gives hospitality and nightlife operators something genuinely rare in this part of the Valley. 

“With the Valley Metro upgrades and a wave of new restaurants and concepts landing in the precinct, we expect strong interest from the market.” 

The property sits approximately 350 metres from Fortitude Valley Station and Valley Metro and around 550 metres from Brunswick Street Mall. The Valley Metro precinct and station service more than 30,000 commuters and visitors daily, while almost 28,000 people work across Fortitude Valley, providing a substantial daytime population in addition to the precinct’s established evening and weekend trade.   

Fortitude Valley is also undergoing further investment and renewal ahead of Brisbane 2032, with major projects across the surrounding inner-city precincts expected to drive additional visitation and activity over the coming years.  

The landlord is seeking experienced hospitality or entertainment operators, with a minimum five-year lease term. With base building infrastructure already in place, the landlord is also open to discussing a capital contribution towards an incoming operator’s fit-out as part of lease negotiations.
