Bruce Highway service centre site hits the market

A 3.76-hectare development site with approval for a service centre and exposure to more than 100,000 vehicles a day is being brought to market in one of south-east Queensland’s fastest growing corridors. 

Positioned along the Bruce Highway in Brisbane’s northern growth corridor, the Elimbah Enterprise Park forms part of a significant master-planned development incorporating more than 1,400 residential lots. 

HB Land and Satterley Group are bringing the site to market through Cushman & Wakefield’s Morgan Ruig, Mitch Taulelei & Luis Plazibat.  

The 3.76-hectare site has an existing material change of use approval for a service centre, while its flexible zoning also supports a range of potential uses including light industrial, bulky goods, showrooms, large-format retail, trade, food and beverage, medical and office uses. 

The property has more than 300 metres of main road frontage and significant exposure to the Bruce Highway, which carries more than 100,000 vehicles each day. 

The site will be delivered level and fully serviced, with council infrastructure charges already paid. Extended settlement terms are also available, with settlement anticipated in the fourth quarter of 2027. 

Cushman & Wakefield’s Morgan Ruig said the combination of highway exposure, flexible development potential and extended settlement terms was expected to attract interest from a diverse buyer pool. 
“We expect interest from service station and convenience retail operators, large-format retailers, industrial developers and owner-occupiers, as well as groups looking to establish a strategic presence in Brisbane’s rapidly expanding northern corridor. 

“The ability to secure a substantial site with an existing service centre approval, significant highway exposure and extended settlement terms gives buyers considerably more certainty and flexibility than a typical development offering.” 

Cushman & Wakefield’s Mitch Taulelei said population and commercial growth across the northern corridor was increasingly driving demand for strategically located employment and service uses. 
“With more than 1,400 residential lots planned within the surrounding master-planned development, this is not simply a highway-exposure play. The site will ultimately benefit from a growing local catchment alongside the significant volume of passing traffic on the Bruce Highway,” he said. 
Positioned within about 45 minutes of both Brisbane and the Sunshine Coast, the property provides access to two of Queensland’s major population and economic centres. 
Mr Ruig said “Pricing will ultimately be determined by the market, with the landowners prioritising a high-quality development outcome with an experienced, well-credentialled developer rather than focusing solely on achieving the highest price”.
