Thailand Real Estate Outlook, Q3 2026: Flood Risk Reshapes Decisions as Industrial Demand Grows and the Office Market Remains Tenant-Favourable

15/10/2026
An integrated view of Thailand’s residential, industrial and logistics, and Bangkok office markets, including the risks and opportunities shaping the next phase of growth.

Thailand’s real estate market entered Q3 2026 under pressure from slower economic growth, constrained purchasing power and flooding across Bangkok and surrounding provinces. At the same time, foreign direct investment, digital-sector expansion and demand for high-quality space continued to support selected segments. The result is an increasingly divided market, with investment-led sectors expanding while residential and office markets adjust to changing buyer and occupier priorities.

Flood Risk Becomes a Core Real Estate Consideration

Recent flooding is prompting buyers to examine flood history, land elevation, drainage capacity and project-level protection measures more closely. Prices in high-risk locations may not decline across the board, but a clearer premium is likely to emerge for assets with effective risk-management systems. Developers must also account for the cost of embankments, land raising, drainage and pumping systems, which may affect future land bids.

“This latest event may not cause land or housing prices in all flood-prone locations to decline. Instead, it is likely to widen the pricing gap between assets with high flood exposure and those supported by effective flood-risk management systems. At the same time, developers will face higher flood-protection costs, which may be reflected in future land bids,” said Warat Banks.

High household debt and tight mortgage conditions are expected to limit broad-based demand for second homes. High-net-worth and ultra-high-net-worth buyers are therefore likely to play a larger role in the luxury segment, particularly in Phuket. Luxury condominiums, pool villas and branded residences can serve as lifestyle assets, risk-diversification tools and income-producing investments. For landowners in affected areas, clearly documenting flood exposure and mitigation options—and considering joint ventures or alternative development concepts—may preserve value more effectively than selling in response to short-term concerns.

Bangkok Condominiums: New Launches Rise, but Unsold Stock Remains a Constraint

Approximately 4,876 condominium units were launched in Q3 2026, roughly double the previous quarter. This brought new launches during the first nine months to 14,377 units, around 6% above the same period a year earlier. Full-year supply is expected to reach approximately 16,000–17,000 units. Heavy rainfall and flooding delayed several launches, while some developers used soft launches to test demand before formal Q4 releases.

The market nevertheless carries more than 65,300 unsold units worth approximately THB 370 billion. Around 25,700 units are completed and ready for transfer. Units below THB 3 million, or no more than THB 100,000 per square metre, account for about 55% of stock; including units priced at THB 100,001–150,000 per square metre raises the share to around 76%. Developers are responding with promotions, discounts and rent-to-own structures to address mortgage constraints.

Chinese buyer demand continues to soften amid safety concerns and tighter scrutiny of funding sources. Conversely, flood concerns may strengthen interest in well-managed condominiums near mass transit, particularly projects that can protect assets and support day-to-day living during disruptive weather events.

Industrial and Logistics: Strong Demand and Falling Vacancy

Thailand’s industrial property market continued to expand steadily, supported by foreign direct investment, regional manufacturing diversification, digital industries, logistics and e-commerce. During the first half of 2026, the Board of Investment approved 1,300 projects with a combined value of THB 1.31 trillion. Although project numbers fell 14%, investment value rose 45%. FDI reached THB 1.14 trillion, up 81% and equal to 87% of total approved investment. Digital projects accounted for THB 839.23 billion, or about 74% of FDI, led by large-scale data hosting and data centre developments.

Industrial-estate land totalled 222,388 rai nationwide. Vacancy declined from 5.73% in Q2 to 5.49% in Q3, while average land prices increased from THB 8.40 million to THB 8.65 million per rai. A further 20,286 rai was under development.

Ready-built factory supply remained at 3.42 million square metres, with vacancy falling from 10.45% to 9.95%. Ready-built warehouse supply held at 6.05 million square metres, while vacancy declined from 14.72% to 13.55%. Average rents were unchanged at THB 196 per square metre per month for factories and THB 160 for warehouses, although limited new supply and improving occupancy are beginning to support potential rental growth.

Bangkok Offices: Tenant-Favourable Conditions Continue as Quality and ESG Gain Importance

Grade A office supply in Bangkok’s CBD remained at 2.53 million square metres in Q3 2026, while vacancy increased from 22.8% to 23.5% despite no new completions. The increase reflects occupiers reducing their footprints when renewing leases or relocating. Between 2026 and 2031, Bangkok is expected to receive 616,128 square metres of new office supply, of which 338,310 square metres, or 55%, will be Grade A space in the CBD.

Average Grade A gross rent edged down from THB 943 to THB 941 per square metre per month. The market therefore remains tenant-favourable, with longer rent-free periods and fit-out allowances often required to secure leases. However, demand is increasingly focused on high-quality, operationally efficient and green-certified buildings that support corporate ESG policies and carbon-reduction targets.

Outlook

Quality, resilience and sustainability are becoming more influential in determining real estate value across Thailand. Residential markets must contend with constrained purchasing power, unsold inventory and greater scrutiny of flood risk. Industrial and logistics assets retain strong fundamentals, supported by FDI and the digital economy. Bangkok’s office market continues to offer occupiers negotiating leverage, but future demand will increasingly favour high-performance, environmentally certified buildings. Developers, owners and investors should therefore prioritise adaptable projects, operational efficiency and long-term risk management.
