Hotel investment activity across the CEE-6 region remained strong in H1 2026, with transaction volume reaching EUR 314 million, exceeding the levels recorded in each of the five years preceding 2025. The lower year-on-year volume reflects the exceptionally strong H1 2025, which was driven by a handful of major transactions. In the Czech Republic, hotel investment volume reached approximately EUR 160 million in H1 2026 (accounting for more than 50% of total CEE transaction volume). Transaction activity in Prague is expected to accelerate in H2 2026, with several deals anticipated to close before year-end.

In H1 2026, Prague delivered a markedly stronger performance compared with H2 2025. The city recorded a 3.3 p.p. increase in occupancy and a 5.4% increase in Average Daily Rate (ADR) across the market. As a result, RevPAR (Revenue per Available Room) increased year on year by 10.5%, more than double the growth achieved in the same period last year.

  • 2026 is expected to see a total of 481 additional rooms to Prague’s hotel inventory. Total room supply is expected to grow at 0.8% for the full year, which remains below 2025 growth levels of 2.2%.
  • According to Oxford Economics, Prague is projected to welcome 20.2 million paid accommodation nights in 2026, up 5.8% year-on-year. The market will continue to be heavily reliant on international demand, which is expected to generate approximately 86.4% of total paid accommodation nights in 2026.
  • Geopolitical tensions in the Middle East have moderated since Q1 2026 but remain an area of uncertainty concerning global travel. Although the risk of further disruption persists, Prague's resilient European demand base and diversified international visitor mix should continue to support hotel trading performance.
