A mix of focused workspaces, collaborative areas and informal meeting settings allows users to choose the environment best suited to each task. Architecture and design
Transparency, adaptability and natural light are at the core of Luxia's architectural concept. Extensive slab-to-slab glazing maximises daylight penetration and creates bright, high-quality office environments, while flexible floor layouts provide occupiers with significant fit-out flexibility. Biophilic design principles are integrated throughout the building through landscaped terraces, a green lounge and a 50% green roof. The façade has also been designed to optimise daylight while reducing overheating, supporting both user comfort and operational efficiency. The result is a workplace that combines functionality, wellbeing and architectural quality.

Sustainable mobility is supported through 128 bicycle parking spaces, including cargo bike facilities, repair services and e-bike charging, alongside showers and changing rooms. Occupiers also benefit from 65 secure parking spaces, including 25 EV charging stations, while the surrounding Louise district offers an extensive range of retail, hospitality and leisure amenities.

Sustainability and wellbeing
Luxia combines ambitious environmental performance with a strong focus on user wellbeing. The building holds or targets a comprehensive range of certifications, including BREEAM Outstanding, WELL Gold, AirScore Platinum, WiredScore Gold, SmartScore Gold, PEB A, BiodiverCity and Access-i Green.
Developed around a fossil-free operational strategy, Luxia incorporates solar panels, heat pumps and intelligent building management systems to minimise environmental impact. Biodiversity measures such as a 50% green roof, bird-friendly glazing, beehives and insect habitats further strengthen its sustainability profile. Together, these initiatives contribute to an almost zero operational carbon footprint and an estimated 61% reduction in final energy costs compared with a heavily renovated building of similar size.
