Cushman & Wakefield Korea “Why Do Global Brands Expand from Pop-Ups to Flagship Stores in Seongsu?” — The Seongsu commercial district is transitioning from an “experiential test bed” to a “permanent retail hub”

Seoul’s Seongsu commercial district is rapidly evolving from a “pop-up store testing ground” into a “hub for flagship store expansion.”

 

In a recent report, Cushman & Wakefield Korea noted that there has been a rapid increase in cases where global and domestic brands are expanding to permanent stores and flagship locations after operating pop-up stores in Seongsu, indicating that the structure of the commercial district itself is shifting from “experiential retail” to “long-term, established retail.” 

In particular, the key factors driving the rapid growth of the Seongsu commercial district are as follows.

  • Surge in foreign visitors: Foreign visitors to Seongsu expected to increase by 82% year-over-year in 2025
  • Strong social media reach: Social media mentions increased from 134K in 2023 to 159K in 2025
  • Proven retail structure: Establishment of a brand expansion model progressing from pop-ups to flagship stores

This structure is transforming Seongsu from a mere trendy commercial district into a key hub for brands’ long-term expansion strategies. According to Cushman & Wakefield Korea’s in-depth retail market report, “A Familiar Neighborhood, A Different Neighborhood: Season 4 – Seongsu Edition”, the top 10 brands by sales grew by 175% over the same period, demonstrating a market characteristic where increases in both visitor numbers and consumer spending occur simultaneously. This is a very rare pattern even among major domestic commercial districts. 

 

Reflecting this trend, Cushman & Wakefield Korea recently supported the opening of SAMG Entertainment’s IP character “The Tinipping” in Seongsu. By managing the entire process—from location strategy to spatial concept planning, design, naming, and branding—this project demonstrated the firm’s capability in “brand spatialization,” going beyond simple lease advisory services. 

Previously,

  • the Seongsu pop-up for the Italian Gen Z fashion brand “Subdued”
  • the Omani royal perfume brand “Amouage” boutique on Yeonmujang-gil
  • the “Adidas Originals” Seongsu flagship store

and other major brands’ projects to enter Seongsu, thereby strengthening its position as a practical retail partner in Seongsu. 

 

The expansion of pop-ups and flagship stores in Seongsu serves as an important market signal not only for brands but also for landlords and asset management firms. Pop-up stores function as strategic tools that go beyond short-term rental revenue to enhance a property’s brand value and validate the potential for attracting long-term tenants; the market is evolving into a structure where the choice of which brands to attract, in what format, and at what location directly impacts asset value.

A representative from Cushman & Wakefield Korea’s Retail Leasing Advisory Team stated, “Seongsu is becoming a strategic starting point for global brands to enter the Korean market, gauge consumer response, and subsequently expand into flagship and long-term stores,” adding    “Strategic planning that organically connects brand concept, commercial district characteristics, and consumer experience is essential, and these factors must be considered from the initial pop-up stage.”
