Chennai's office market recorded 1.99 MSF of leasing in Q3 2026, rising 57% q-o-q, with GCCs capturing a record 57% share. IT-BPM led demand with a 43% share, while Peripheral South-west and South-west emerged as the most active office submarkets. Net absorption increased to 1.04 MSF, outpacing 0.90 MSF of new supply, and vacancy declined further to 12.08%. City-level Grade A office rentals grew 9% on a y-o-y basis.

Chennai recorded retail leasing of 0.18 MSF in Q3 2026, with high streets continuing to dominate demand across key retail corridors. Retail leasing remained healthy on a year-on-year basis, while Grade A mall vacancy remained tight at 1–2% amid limited supply. High street rentals continued to appreciate across prime locations, supported by tight availability of quality retail space.

Chennai recorded ~4,260 residential launches in Q3 2026, with Suburban South II submarket leading the residential launches during the quarter, followed by Suburban North and Suburban South I submarkets. Emerging locations such as Vengaivasal, Thirumazhisai and Veerapuram continued to attract new development. Mid-segment housing remained the largest contributor, while premium and affordable segments gained momentum, reflecting sustained demand.

Chennai’s warehousing and industrial market recorded 6.1 MSF of leasing in H1 2026, reflecting strong occupier demand. Warehouse leasing reached 2.3 MSF, led by 3PL, automobile and FMCG sectors, with Periyapalayam and Madhavaram emerging as key logistics hubs. Industrial leasing touched a record 3.8 MSF, driven by engineering, manufacturing and automobile occupiers.
