The overall Hong Kong property market remained quiet in 2022 as investment and business sentiment stayed cautious. Residential market transactions slowed noticeably. In the non-residential investment market, industrial and development sites remained most attractive to investors. Office market net absorption returned to positive territory for the year. High street retail rents have dropped, but inbound tourist numbers have gradually risen.

With the fifth wave of the pandemic gradually being brought under control, Hong Kong's residential market has been progressively recovering since the month of April. Total transactions in Q2 are now expected to reach 14,900, up 48% q-o-q, although this still represents a drop of 32% y-o-y. Full-year price growth is forecast at no more than 3%, driven by new homes.
