Grade A office market net absorption remained negative, with overall availability rising to 17.7% prompting downward rental adjustments. In the residential market, interest rate hikes and a downward trend in the stock market continued to weigh on transactions, contributing to price declines.

Hong Kong's regular economic activity levels have gradually resumed as the city fully reopened its border, supporting a recovery of tourist spending in the retail market. Total retail sales in the first five months of the year were up 21.0% y-o-y. However, the office leasing market has yet to see a notable rebound, with negative absorption continuing into Q2. Residential buyers have become more hesitant to enter transactions given the higher interest rates.

The mainland China-Hong Kong border opening has stimulated a rebound in retail market sentiment, with total retail sales in the first two months of the year recorded at HK$69.3 billion, up 17.3% y-o-y. In the office sector, the Q1 Grade A net absorption figure remained in the negative zone, lifting the overall availability rate to 17.1% and further exerting pressure on office rents with a drop of 1.5% q-o-q.

Nevertheless, a rise in the availability rate saw rents trend downward at -2.3% q-o-q in Q3. Total retail sales for January to August 2022 were recorded at HK$226.7 billion, down 1.5% y-o-y.
